When Rockleaze acquired 1012 Swan Street in early 2022, the property had fallen into severe disrepair.

The approximately 700-square-foot home contained worn carpet, broken windows, a leaking roof, minimal insulation, and a deteriorated interior layout that no longer met the needs of modern living. A furnace sat in the middle of the living room, a converted porch served as a makeshift bedroom, and the property had become an increasingly visible eyesore within the neighborhood.

Despite its condition, we saw something different.

Positioned high above the street with a surprisingly deep lot and strong neighborhood character, the property offered the opportunity to create a home that could serve the community for years to come.

Following demolition and structural improvements, the home was completely reimagined. The floorplan was expanded and modernized to create two bedrooms, a dedicated office, two full bathrooms, and a thoughtfully designed kitchen that maximized the available space. New systems, windows, roofing, insulation, exterior improvements, fencing, and outdoor living areas transformed the property from an abandoned structure into a comfortable long-term residence.

The project was completed in 2023 and leased within one week of reaching the market.

Today, 1012 Swan Street remains occupied and continues to serve as an example of how thoughtful redevelopment can create lasting housing opportunities while strengthening existing neighborhoods.
